I'm not too sure how the rental market works in Australia/Brisbane so if anyone has any general advice/info please drop me a line! Do I need to have lived in Oz for a specific amount of time before I can rent a property? How long do I need to be in employment for before I can apply to rent a place? You cannot find a rental until you are in Australia as the agents do not want to deal with you in another country. Most migrants book holiday type accommodation for the first few weeks until they are sorted out with a rental. To rent Agents will normally ask for what they call the 100 points ID check, basically its a passport, Photo driving license and proof of where you are currently living. Visit agents and look in local papers for available properties in your price range, Visit the open days and then apply for what you like, there may be a few applying for one property so make your offer the most attractive. if you can bring with you letters from landlord/mortgage companies confirming regular payments were made, If selling house a letter from your estate agent stating house was well looked after could help. get all these documents copied so you can have a application ready to hand in when you visit if you like house. The rentals cost will be per week so a $400 rental is $400 a week, when successful in obtaining a rental you will need to pay a bond (4 x weekly rental) and two weeks rental in advance, When you move in you will be given a inspection chart, look at it and check everything in the rental is in good order and working, you only have a few days to tell them the inspection report is wrong. take Photographs of any problems with the rental and send a copy with the report when you return it, also keep a copy for yourselves. If you rent is a very popular area you may find it hard to secure a rental, Some members have offered to pay a larger bond or even a little more rent to encourage the owners to look at the application favorably. rental property in Australia includes the Council tax (rates ) in the price, also most include all or part of your water bill as well.
