I have been to the Sunshine Coast (Maroochydore) and loved it. Trouble is i'm a Plumber and I have concerns that it may be to far away from the City where I would assume there will be a better chance of a well paid job. I ideally would love to live near the coast but realise that the cost will be higher. I will be renting initially but I would like to find the right location as we have 3 children who would need a decent school. Guest cal Posted March 8, 2011 Share Posted March 8, 2011 6 months ago i would have agreed with you that the sunny coast isnt ideal for your trade,,however a good friend of ours who is also a plumber has recently moved to Budrim. He has almost got their with his QLD plumbing licence and has secured work no problem with as many hours as he can do. I'm 43 years old and I have concerns that I will be given the mortgage I want to relocate. I would be grateful for some feed back as I have paid deposits on flights and need to get it sorted! As for buying a property,, most people rent for 6 to 12 months to make sure they can find secure employment and like the area and people. www.realestate.com is the best site for a guide to rental and property prices, you can search by area so its quite accurate. Friends of ours are currently in the process of buying and all they have is a 5% deposit ($16,000). They have been here 18months, although i do know of people getting a mortgage sooner than that. If purchase prices are an issue try looking inland another 5 to 10 minutes ,its surprisng how much cheaper houses can be if set back a little bit from the coast. Regarding the mortgage area (they call it a home loan here), Cal is quite right; the usual minimum deposit is 5%, so for a $500k purchase you'll need $25k. But there are additional costs, fees and charges which on the $500k purchase could be $10 - $15k. However you will probably be eligible for the First Time Home Buyers Grant (FHOG) which in QLD is $7k and a discount on the Stamp Duty. But every situation is different and can be tailored to suit the individuals needs and abilities. There are literally thousands of different home loans in the market and finding the right one to suit you can be difficult. We arrived in Nov '09 and had a mortgage arranged in Feb '10. Although there was just one of us working, all we provided was an employment contract and evidence to show enough funds to complete the deal i.e. our deposit. The Sunshine Coast is absolutely lovely. Our long term plan is to retire up that way, maybe Coolum/Eumundi area. But that is probably too far for a daily commute to the city.
